Do I Need An Energy Performance Certificate? (EPC)Every home put on the market for sale requires a Home Information Pack, which includes a home energy efficiency rating. One of the main elements of the Pack (HIP) is the Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. The certificate itself provides you with a rating for the building, showing its energy efficiency and its environmental impact on a scale from A-G (where A is the most efficient and G the least efficient), in graphical format. It also contains recommended ways to improve the building's energy performance. From October 2008 all rented properties will require an EPC and landlords will need to arrange their certificate before a property can be rented out. By 2009, all buildings in the UK that are constructed, sold or rented out will have to have an Energy Performance Certificate, in accordance with the European Energy Performance of Buildings Directive. It is estimated that 1.5 million EPC’s will be required each year.
