Do I Need An Energy Performance Certificate? (EPC)As of the 1st of August 2007, every home put on the market for sale with four or more bedrooms, required a Home Information Pack, which includes a home energy efficiency rating. One of the main elements of the Pack (HIP) is the Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. The certificate itself provides you with a rating for the building, showing its energy efficiency and its environmental impact on a scale from A-G (where A is the most efficient and G the least efficient), in graphical format. It also contains recommended ways to improve the building's energy performance. Over the coming months the remainder of properties will be added to criteria of the Home information Pack. It is expected that by the end of 2007 EVERY property will require a HIP before it can be sold. By 2009, all buildings in the UK that are constructed, sold or rented out will have to have an Energy Performance Certificate, in accordance with the European Energy Performance of Buildings Directive. It is estimated that 1.5 million EPC’s will be required each year.
